Property Management
Owner-operators managing your building like it’s ours.
Condominium, HOA and property management in Brookline, Cambridge and Somerville — backed by an in-house construction team and a principal group that has managed over 100 sites since 1994.
Why GFC
Most managers have never built a building. We’ve built a hundred.
That changes how a building gets run. Capital projects get scoped correctly the first time. Deferred maintenance gets caught while it’s still cheap. Contractor bids get read by people who have written them.
In-house construction
A licensed general contractor on staff means roof replacements, façade work, unit turns and capital improvements are delivered by our own team — priced honestly and scheduled realistically.
Owner-level reporting
Monthly financial statements, annual budgets, variance to plan, capital and reserve status, leasing pipeline and open work orders in one package.
Local, and small on purpose
Brookline, Cambridge, Somerville and nearby Greater Boston only. You get the principals, not a call center — and a team that already knows the inspectional services departments in each city.
Where We Manage
Brookline, Cambridge and Somerville
We manage close to where we build. That keeps the principals a short drive from every building and means we already know the local boards, inspectors and contractors.
Brookline
Condominium associations and small multifamily buildings across Brookline. GFC built The Jordan — 34 condominiums on the Brookline–Brighton line — and manages its condominium association today, from the annual meeting and budget to reserves and owner communications.
Cambridge
Association and property management for Cambridge condominiums and multifamily buildings, with capital planning handled by people who build. GFC built Inman Square Lofts in the heart of Inman Square.
Somerville
Where GFC has built the most: Ennea, 41 apartments between Porter and Union Square; the townhomes at Maxwell’s Green; Flats on Marion; and 640 Mystic Avenue, which we own and manage.

For Condominium & HOA Boards
Association management
We build condominiums in Brookline, Cambridge and Somerville, and we’ve sat on the other side of the table as declarant. Boards get a manager who understands the master deed, the budget and the reserve study.
- Board and annual meeting administration
- Common-area fee billing, collections and lien coordination
- Operating budgets, reserve studies and capital assessments
- Master insurance placement and claims management
- Rules enforcement and owner communications
- Common-area maintenance, landscaping and snow contracts
- Transition from declarant control
- Document custody and 6(d) resale certificates
Construction & Warranty Oversight
The part other managers can’t do
Because we build, we can hold builders to account on your behalf — something a pure management company is rarely equipped to do.
- Monitor open punch list and warranty issues with contractors
- Coordinate access and scheduling for builder repairs
- Document and escalate unresolved construction defects
- Work with counsel on construction disputes and warranty claims
- Maintain compliance with permitting and regulatory conditions
- Deliver capital projects through GFC’s own construction division
Getting Started
How an assignment begins
Walk the property
We tour the building with you, review the last twelve months of financials, and look at the open maintenance list.
Written assessment
A short, honest memo: what’s being spent well, what isn’t, what needs capital in the next 36 months, and what we’d change first.
Proposal & transition
A fee proposal with scope in plain English, and a 30-day transition plan covering records, banking, vendors and resident communication.
